CLIENT OBJECTIVES

Forstone’s key objective was to increase the energy efficiency of the aging building systems, and lower overall operating costs. The client selected EMCOR Services New England Mechanical (NEMSI) to perform the upgrade project, in part, because of their knowledge of and familiarity with the Energize Connecticut program and the Commercial Property Assessed Clean Energy (C-PACE) program and the potential for NEMSI to assist the project in securing energy incentives through these programs.

VALUE DELIVERED

The building manager, Forstone Management, selected NEMSI to provide energy efficiency upgrades at its commercial building, 855 Main Street, located in Bridgeport, Connecticut. The project was awarded $469,000 in utility incentives through the Energize Connecticut program and will yield an estimated $242,000 in annual cost savings and over $6 million in energy savings over the lifetime of the upgrades. NEMSI was instrumental in securing financing for the project through the Commercial Property Assessed Clean Energy program (C-PACE) for $1,992,683. The financing and utility incentive covered the total cost of the project so there was no up front, out of pocket expense to the client. In addition to improving tenant comfort, the client will benefit from decreased energy and operating expenses resulting in significant savings, year-over-year.

SOLUTIONS

To meet the client’s expectations, NEMSI provided complete turnkey services, from project conception to measurement and verification of the energy savings, on the 98,000 square foot commercial building. NEMSI leveraged their knowledge of and familiarity with the Energize Connecticut program and the Commercial Property Assessed Clean Energy (C-PACE) program to facilitate in securing energy incentives. The scope of work included an initial ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) Level II building energy audit, which provides the building owner with a detailed building survey and energy analysis, development and energy analysis of energy conservation measures, and the engineering and construction of recommended energy efficiency improvements. Energy upgrades included new chillers for the central plant, VFDs on pumps and chillers, fan powered VAV boxes, new cooling towers, and a new direct digital control system.

Forstone Capital, LLC is a real estate investment firm located in Darien, Connecticut that provides a full range of commercial real estate services to private equity investors and first-rate individual clients. Established in 2007, Forstone Capital has acquired over one million square feet of office, retail, and residential properties throughout Connecticut. 855 Main Street is a commercial facility located in the heart of downtown Bridgeport.
